Selling guide

What is my Scarborough home worth?

Why online estimates miss, what really drives value, and which upgrades pay off before you sell.

The short version

  • Online estimates can be off by tens of thousands of dollars because they cannot see inside your home.
  • Value comes from recent comparable sales on your street and nearby, adjusted for what makes your home different.
  • Basement units, parking, lot size and condition move the price the most.
  • Cleaning, paint and small repairs usually pay off more than big renovations.

Why online estimates miss

Automated estimates use public sales data and averages. They do not know whether your kitchen is original or new, whether your basement has a separate entrance, or that the home two doors down sold below market because it needed a new roof. In Scarborough, where similar-looking homes can differ a lot inside, that gap can be large.

How a proper evaluation works

  1. Comparable sales: homes like yours that sold recently, ideally on your street or within a few blocks.
  2. Active and expired listings: what you will compete with now, and what did not sell, which shows where the ceiling is.
  3. Adjustments: adding or subtracting value for differences in size, lot, condition, parking and layout.
  4. Market speed: how many days homes are taking to sell and whether they sell over or under the asking price, which shapes the pricing strategy.

What moves value most in Scarborough

  • Basement with a separate entrance or a legal second unit: rental income attracts both families and investors.
  • Parking: a garage and a driveway that fits more than one car.
  • Lot size and frontage: especially for detached homes, where there may be room for an addition or garden suite.
  • Transit and schools: nearness to GO stations, the Line 2 subway extension, and well-regarded schools.
  • Condition: roof, windows, furnace and the electrical panel. Buyers and inspectors look at these first.

Upgrades that usually pay off

  • Fresh, neutral paint and new light fixtures
  • A deep clean, decluttering and simple staging
  • Small repairs: leaky taps, sticking doors, missing trim
  • Curb appeal: tidy landscaping, a clean front door and working exterior lights
  • Professional photos, a floor plan and a video tour

Big renovations right before selling rarely return their full cost. Ask before you start one.
