Durham Region has no municipal land transfer tax. Buyers here pay only the Ontario land transfer tax, while buyers in Scarborough and the rest of the City of Toronto pay the Toronto tax as well. On a $900,000 home, that is about $14,475 less at closing for a buyer who is not a first-time buyer. First-time buyers can get up to $4,000 back from Ontario.
